"Plan the work. Work the plan." We've made this our marketing credo and, so far, our credo has served us well. We never attempt to market a property without a plan. And once the plan is in place, we work it, revise it if necessary. And work it again until the property is sold.
Due to each property's unique features, customization of "the plan" is essential. Even so, there are certain basics or keys that ensure sales for you in a timely manner. They are as follows:

market your property via the latest Internet tools and
methods at a very competitive commission rate. We have analyzed what marketing techniques are
selling properties versus the different marketing
approaches that are being used by the majority of
realtors. Armed
with this information we have concentrated our efforts
to those tactics that sell homes, and arrived at the
following list. You
will notice there is no mention of newspaper
advertisements or open houses; our analysis showed less
then 5% of property sales occur from newspaper
advertisements and since open houses do not provide
qualified buyers we have eliminated them as well.
Register your listing with
the Missouri MultiList Service so
all other REALTORS have computer access to your property
and can schedule showings, reaching
those clients that may not contact Tinkle &
McConnell Brokers about your property.

Provide
hard copies of the listing information to all the
top agents in the area.

Do
a photo shoot of the home, which will be used for
marketing and promotional ads.

Target
specific niche markets in addition to general
markets. Meaning
we go after the market that your property would sell
to rather then just do a general posting on the
Internet.

Post
ads on a regular basis to our database of 1,000 plus
classified ad sites.

We
create a page link to our award winning web site
that details your property advantages. This will include digital photographs of items of
interest and beauty.
Each page is key coded specifically to target
markets.
- Email a property flyer
with the property’s web address to the Springfield
area as well as local agents, and our database of
agents nationwide.
This plants
your property in their minds if they are working
with a client that is looking for a property like
yours. Personal
email contact we have found to be more memorable
then an anonymous flier in a mail slot.
